Currently I am not getting any off market deals.

When I run the numbers on Singles/Multifamily houses I see in Zillow/Redfin It doesn't seem like the best ROI I can get (of course I am not adding any appreciation or other factors as I just started analyzing).

@Brandon Sturgill I don't have the knowledge/time to use only data I collect myself yet. I am trying to copy areas I've seen people getting good numbers for cash-flow driven investing.

Looking into investing in a multifamily.

It'll be my first investment as well.

looking for a Realtor/Experienced investor to walk me through my first one.

I thought about following areas but open to see more:

Racine-Kenosha WI, Cincinnati-Dayton OH, Texas but not super competitive areas.

Also, I would definitely appreciate any advice I can get from investors that walked that road already.
