@Jay Hinrichs I agree 100% Jay.  I spoke about this with Brandon and Josh on the show.  I'm amazed when people buy 100s of units where here in Toronto that could be north of $30 million ($200k-300k per unit).  I find the states, for the most part, to be much more entrepreneurial.  The other thing to mention is on the commercial side in Canada a handful of large landlords dominate the market...and are much more conservative (pensions, REITs etc).

Hi All,

Has anyone completed an investment property transaction in the USA that is a Canadian citizen?  Can you speak a little about the details or things to look out for (withholding tax, tax filing, mortgage process, management etc)?  

My partner and I are looking to purchase another apartment building but the Canadian market is just a little bit to lean for us.

In Toronto (and the GTA&H generally),  I have been the patient observer the past few months.  The good deals are getting harder and harder to find; personally and @ my brokerage shop.

@Tyler Parish hey Tyler thanks!  Not looking to buy SFHs but after selling my condo ($120,000 over asking) in East Toronto, I know exactly what you mean about emotional buyers.

I like Hamilton, and if the deal works I'm very interested.
