Hello! Does anyone do Short Sales? Is this still a good way to get good deals in this market, and this location? Please add me as a contact and we can share contact details. I currently have 6 rentals, cash, all bought in 2016. I am trying to fine tune my strategy to get cheaper prices and maximize my dollar spent. I am in the Tampa  / St Petersburg area. Thank You!

I have 6 section 8 houses in Florida so far it's a great program, cash cow if you know what your doing. I never worry about getting rent cause it's me and the govt not me and the tenant. 

But my question is only relating to the Detroit market. 1.) buying a house at $5,000 seems great- too good to be true? 

2.) is section 8 a strong market there? I would. not touch this martlet with regular rent, I don't chase tenants for rent that is a nightmare.

3.) out of state - is it possible ? 

Those are my main questions. Some have answered- I could definitely see this being s nightmare area for good property management. They barely have drinkable water , so good properly management is a laugh I assume. anyway thanks for the replies.

Anyone know about the Detroit rental market? Good for section 8? It's very cheap currently but does anyone have experience with this area?

New investor. Existing business owner. Leveraging part of our business to fund rental properties In tampa Bay / St Petersburg, Florida and expand our overall business with long term rentals. Our existing business in unrelated to RE. Signed first contract on property in South St Pete. $38k whole sale deal, 2/1 650 sq feet. closing is scheduled next Friday. Cash deal. Looking for more of those similar type of property's. Cap is 14-16% depending if we use property management with expected rent between $700-800 per month. We expect to purchase 1 of these per month moving forward, cash up to $75k but ideally less then $50k, with little worked needed and strong cap potential in Tampa / St Pete area.
