Seth Sherman do you see a future in the longterm in the areas I mentioned? Much of that I realize is dependent on jobs coming to the city. What do you see 10-20 years down the road in Baltimore. Will there be spillover from DC? If the cash flow is good and I can refi then I can sit and wait with my fingers crossed.

Ned Carey the deal I saw in the Milton area was a 3/1.5 for 45k needed about 10-15k in reno. Block was nice. Maybe could aquire for 40k. Does that seem like a below market deal? Maybe I would consider doing the deal without my partners but would need to find a strong property manager. The seller said rents were roughly $1200 for market and $1500 for section 8. I was going to go the market route. $1200 seemed high but does $1000-1100 seem reasonable? What is demand like? Easy to find good tenants?

Remus Phillips Ryan Lim Thank you for the info. We are looking to buy and hold. Partner looked a couple places today. The place in the mideast was nice and rent ready. Good price on a nice blovk with no abandons but he said he saw people selling drugs on the corner so staying away from there. Reservoir Hill looks beautiful and nice housing stick close to downtown. Hoping that if the city ever turns around its beautiful historical areas like this that would be come desirable.

Im looking at some properties in Baltimore. What do people think about the the Reservoir Hill neighborhood and the Middle East between Orleans and Jefferson and Montford and Milton. Thanks for all replies and any tips.

Art Maydan what do you like more about Mckinnley Park? Its a similar type of neighborhood but seems to be farther from the gentrification. Price point?

Is it a 3 units plus the basement unit or 2 3/1 units plus the 1/1 basement? Whats the price? Whats the property taxes? What area?
