Post: Looking to buy a property within the next year, what do I do now?

Hi Everyone,

I am a recent college graduate and I want to purchase a residential multi-family property within the next year or so. I have been listening to the Bigger Pockets podcasts, reading forums and speaking to property owners, and reading books to learn more. I have a pretty good idea about where and how much I would like to invest. However, I am wondering if there is something more I can be doing in the meantime. Should I be reaching out to friends and family for recommendations on contractors/handymen, getting in touch with local banks/credit unions, or finding a buyer's agent? If it is too early to take any of these actions, are there any specific topics I should focus on (i.e. landlording, renovating). Any advice is appreciated!

Meredith, this listing looks great! I was pleased with the amount of pictures you had and how comprehensive the description of the property was. The only thing I had feedback about were the pictures of the greenery. Two of the pictures seemed to be very up close. I think uploading a few more pictures of the backyard or a way to highlight the true amount of space there would add to your listing. Happy landlording!

Chris had some great book recommendations. I just finished Rich Dad Poor Dad, and it opened my mind to the amount of opportunities there are to generate wealth in this world. The Richest Man in Babylon is also good for personal finance. If you are looking to learn more about investing in multifamily units, I highly recommend Investing in Duplexes, Triplexes & Quads by Larry B. Loftis. Loftis is thorough in explaining why he thinks residential multifamily is the way to go, and he also compares it to pros and cons of other real estate strategy. 

Aside from reading, I think networking and asking people questions will help you learn from real life experiences. Good job getting started so early!
