I'm taking some of my first step to scale up on rehab and flip homes.  One thing is I'd like to build a website and system to capture leads online.  Couple questions though:

1) I am seeing a lot of websites that say they will buy houses for cash - the businesses behind these sites are they typcially wholesalers or rehab and flip?

2) Do you  know of any well done websites of businesses' which main focus is to purchase homes from sellers and flip?

Looking again to build a way to build presence and market more online.

As more I think about what type of strategy I want to get into with real estate investing, Rehabbing and Flipping seems to be pulling on me to explore further. 

Being Canadian (Vancouver, BC), I know it's tough enough to rehab in your own neighborhood, nevermind doing it out of the country.  But I know anything is possible. I wanted to listen to any of you Canadian's here who have done flips from across the border and the journey you've been through.

1) How many flips have you done?

2) What state did you flip in?

3) How did you build your team?

4) What's one thing you would pass on to help someone who wants to get started?

5) Are you still currently flipping?

@Minna Hu - that's very interesting that you are having the reverse situation. i have yet to try, but will be speaking with TD Bank since they have cross border banking.  I wonder if the situation is eaier for you guys because your source of income is in the US and you have residence there?

How difficult is it as a Canadian to get a mortgage in the USA?  What makes it extra difficult for me already as a Canadian, is that I am also self employed, and lending for me has been particularly difficult.

As well, would it make it easier to get a mortgage in the USA if I put down a larger down payment like 30-50%?

Finally any bank recommendations? I hear that TD has now cross border banking since they are on both sides of the border.

I'm looking to invest in property south of the border (I'm in Canada, looking to invest in the states).  If I am looking to do a buy and hold - should I see if I can get lending and pay a portion downpayment? 

OR should I avoid lending at all cost and simply use cash to purchase?  

To me on the surface, paying cash is the better option as I avoid paying any lending interest..... BUT in terms of growing having all my capital locked up in one place as i want to grab more properties....thoughts?

I remember seeing a post with a map that colorizes type of neighborhood ranking from A-F categories and warzone. Not even sure what these maps are called that break down each neighborhood.

I'm specifically looking for a map of Columbus and would love to get to know the area a bit more as this would be an OOS investment.
