I'm looking to buy raw land. I live in LA and probably can't afford prices here. Does anyone have any advice on how to pick a place to start?

I want to learn more about land flipping, but I'm hesitant to spend a ton of money on a course. Anyone have suggestions for good books, or podcasts?
