Hey BP! ADUs are not as common in Texas as in other parts of the country. I'm looking at a possible rental in Dallas, that has a 1,000 sf unit at the back of the property. We would be looking to rent out the main house and the ADU separately.
I'm trying to evaluate this as a BRRRR deal. Does anyone have insight as to how the ADU will be appraised?

Hey BP people! So "The Right Path" sent me an offer for one of our rental properties that we were actually planning on selling this summer anyway. It's a lease to own over 24 months, the purchase price to me is slightly above current market (they have not even been inside the home yet). Anyway, basically they will manage the property, etc, but it seems too good to be true... and we all know how that usually ends. Just thought I'd throw this out there to the BP universe and see if anyone has done it.
** In searching the site about this company, there seem to be some fake responders with less than 5 posts. Those responses will be irrelevant to me. Thanks in advance!

We’ve had 3 cancellations in two days ($1500) which sucks... we are in a metro area and people come for events- which are getting cancelled, so it’s not even really the travelers’ decisions. But we did just get a 3 night booking today from a local-ish person that we might not have taken in the past, but right now that $450 is lookin pretty good.

Great idea on using the last 4 of their phone number. Interesting that some of you don't change the code, that's how we are doing it now, but I guess I thought that was kind of risky.

Hi everyone, maybe I have missed it somewhere, but when using a Wifi Keypad in which the code to enter the property changes with each guest, is there a way to somehow automate this communication so you don't have to manually message each guest individually? I'm trying to think ahead to having many STRs.

Post: Thinking about selling SFHs + primary, renting primary, buying MF

Hey BP! So we are thinking about selling our two SFH rentals which have appreciated decently and also have very mediocre cash flow, as well as our primary which we bought really as a "live in flip". Selling all 3 would likely get us $180k - $200k in cash. Then we would rent our primary (can anyone say NO MORE fixing AC units, roofs, plumbing, etc etc etc)?? Hallelujah. The thought process behind this is that we ultimately want to be in multi family anyway, and I don't want to get stuck with mediocre SFH rentals if there is a downturn (I know I know, no one knows what is going to happen). We would buy another primary when we found a steal.
So... what would you do in our situation? I think part of me is hesitant because I hustled my *** off to get all 3 of these houses and selling would kind of make me feel like we are going backwards! But the ego needs to get checked in order to make the smartest move. Thoughts?
I appreciate any advice!

This is a great thread, it's cool to learn a little about some of the "regular" posters aside from investing! Congrats on the weight loss @Steve Vaughan, that is no joke! A goal I have accomplished, and am still accomplishing, is giving up sugar - mostly refined sugar, as many things as I can that have added sugar, as well as apples, bananas, etc that are super high in sugar and sticking to berries when I want fruit.
When I tell you guys I was addicted to sugar, I mean it!! Like @Bevla Reeves mentions, it is insane how addicting it can be, and the more you eat it the more you want it, so I had to completely cut it out. As of June 1, I'm sugar free! This is the longest I've ever gone with out a cookie, donut, or some other sweet treat every day. I had migraines for the first 3 days of no sugar. That really told me something about how terrible that stuff is! And I'm not even trying to lose weight, but it's more so to be as healthy as I can be, mentally, physically, and spiritually. It's all related. I'm telling myself that I'm going to go until at least Feb 2020 when we are going to Mexico, but I'm hoping to give up sugar for good. I've found that for me, it's a lot easier to just take it off the table, not an option, than to have *just one* cookie. Doesn't work for me!

@Michael Kantar I'll let others recommend specific vehicles for storing your cash, but I just want to tell you what I wish someone would have told me at 16. Income and lifestyle will put you so far ahead of your peers you will be killing it later on! Make as much money as you can and keep your lifestyle as low as possible. Let your friends buy the brand new cars, cool clothes, and go out all the time. You live like you are broke and stash cash and you will be wealthy before you know it! Awesome that you are already thinking about this!
