Hello, my CPA is telling me that most of his clients form an LLC for each property. I plan to really build my portfolio and seems like a lot. If it's the right thing to do, of course I'll do it but curious other perspectives. Thanks!

Thank you for the insight! I have a newbie question… how do you as the investor purchase these homes to then turnaround and sell the note? If it’s private, wouldn’t the interest be very high and short term loan? Are you doing conventional loans? Or are you just paying cash?

Hello! I’m purchasing an investment property that has a main and an attached casita with private entry. I want to rent them out separately and wondering if I’m able to just add a mailbox and label each door as ‘A’ and ‘B’ 

Also, how do you separate electricity/utility bills for each tenant? Do you just include all utilities in monthly rent since it’s coming from one breaker and water account? This is in Arizona. Thanks!

Or neither? We’re pretty new to the investment world and our agent has come across some manufactured homes in a great location for rentals. We never thought about manufactured because of the depreciation. Just wondering what your thoughts and experience is. Thank you!

Screen tenants with background check

Credit check

Payment portal

Repair requests 

Create lease and sign for both parties 

Has anyone tried Zillow’s rental before?

Hello! We are using the BRRR method and we are looking for any advice or thoughts on starting your own property management company for your rentals vs. having a third party doing it for you. I'm thinking of hiring someone to run it which could be beneficial for write off employee purposes.

Hello investors, we are in Arizona and we purchased an investment “as is.”

We are unaware of any previous leaking or any major damage on the house. Are we responsible for anything that may happen after sale if there is something that does happen like a major water leak for example? This is based on selling on market not as is.

Hello BP friends, 

We just purchased our first SFL investment in Arizona and we are going back and forth on what we should do with it. Our plan was to follow the BRRR Method, but with interest rates right now, the cash flow is very low. Any advice is much appreciated if we should fix and flip or fix and rent. Here are the details:

Purchase: $121,000

Out of pocket rehab cost: $25,000

Closing costs: $10,300

Down: $0

ARV: $210-$230,000

Avg rent: $1600/month 

Monthly landlord management fee: $160
