@Justin Robinson-Howe Hi! I'm in Portland too! I'm in love with Southwest Harbor and bar harbor and have been dreaming of getting an STR there. I lack the confidence to pull the trigger since the homes are so expensive. I'd love to chat with you to try to gain confidence to finally get one!

@Julie Hartman thank you for the advice! My handyman is my BF who I really would like to come on vacation with me. I thought about asking my realtor but didn’t know if it was a lot to ask. I will ask him. Using this strategy, do you recommend I notify all my tenants I will be away and to only contact my realtor if there is an emergency?

I have a couple properties (total of 7 units) that I self manage. A couple of times a year I go on vacation to scuba dive. These trips are usually in remote foreign locations where phone service is unavailable.
I’m not sure what to do about my rental properties while I’m away. What if there was an emergency?

Hi
I have a tenant that is moving out after 6 months of a 12 month lease.
She gave me 2 months notice thinking that was acceptable because in the lease it says 60 days notice for renewing the lease.
I can’t find anything in the lease about what to do if someone breaks the lease. Is it assumed that they are responsible for the the whole duration of the lease?
Should I let this one go and just make sure there is something more specific in the lease going forward.
I have been trying to find a new tenant but as many of you know this is very time consuming. I work full time and before and after work all I do Is answer inquiries and show the unit. It’s been two weeks and I still haven’t found someone. I just want to be compensated for my time. I am also not sure what to do if I don’t find someone. Should I keep her security deposit?

Post: Tandem parking at multifamily

Hi I have a 4 unit multifamily building in a downtown area with a tandem parking driveway that can fit 3 vehicles.
I’m unsure the best way to distribute parking to the units. The 1st floor unit is the nicest so I thought maybe I’d just include the driveway with that unit and charge a little more.
However, the no parking with the other units is an issue with potential tenants.
If I allowed every unit access to the driveway they would be blocking each other in and need to communicate with each other.
Any advice or experience with this situation would be greatly appreciated!
