Hi @Steve Shirk and welcome to New Hampshire!  

This state is a great place to be for investors.  US News recently ranked us #2 overall best state, and this article published last week that put us in the top 10 places Millennials are moving to.

The REIA meeting that @Laura Cardenas mentioned is a great spot to meet other investors and network, and there are a couple other meetups in Southern NH as well that meet in Nashua and Manchester.

Hi @Cynthia L. Smith - New Hampshire is a great place to invest, so welcome!  Our major cities are Nashua, Manchester, and Concord, and there are lots of good opportunities in those areas.  The seacoast is another great market that is growing and expanding rapidly.  Further north you'll get into the White Mountains, which can be great areas for vacation rental homes.  Can you clarify a bit about what types of properties you're targeting?  I'm happy to jump on a call with you if that's easier.

@Faith Gracia Make sure you are clear on your investing goals and long term plans.  If you're looking to get into a cash-flowing multifamily to buy and hold, I would recommend looking either in areas outside of the North Shore, or in Southern New Hampshire.  If you're banking on appreciation, your plan may look different.  If you're planning to self-manage you obviously want to keep distance in mind as well.

Always good to have a couple exit strategies, which is sounds like you have.  I agree with @Khanesia Washington that you should get clear on your goal in order to help you decide which option will be best for your specific business plan.   Either way, sounds like there's a lot of great options with this property - good luck!

@Harriet Spencer What types of investments are you considering?  Depending on what you're leaning towards (multifamily? airbnb? condo? SF rental?), different areas of the state will be better suited than other areas.

Like @Michael Ketchen said, he (and many other investors) have experienced great success in the Manchester multifamily market, and opportunities still pop up every day.

@Riaz Mohamed I agree with previous posts, a bank statement that includes their name/company name and address.  It wouldn't hurt to chat a bit with the person to learn their story as well... did they just sell their home?  recently retired?  inherited some money?  sell some stocks?  But overall cash purchases are not uncommon and it is completely acceptable for you to request proof of funds. If the buyer is uncomfortable or unwilling to provide proof of funds to you that may be a red flag; see if they would be willing to provide it to their attorney who can verify, and then make sure the contract protects you.  Good luck!
