The cash on cash return is only 5 or so percent. Does that seem low to you?

It would need about $10,000 in repairs to rent now. One side is rented at $900 and I beleive we can get $950 to $1000 for the other side. Bothe sides are 3/1. The property is in Henderson, NC 27536. i would have to sell another SF property I have to put the money down. Capital expendertures of about $20,000 will need to be done in the next 3-5 years (2 HVAC and roof.

I am interested in purchasing my first STR. I have been investing for 20 plus years in long term rentals and want to purchase my first STR for greater cash flow and appreciation. If you are doing STR in Raleigh I would love to hear how you got started, how the cash flow is and any recommendations you can share that can help me get started. Thanks!

Great topic. I believe it’s a few different things. Some aren’t willing to sacrifice now so they can have more later. We live in a society where everyone wants it all now, are not willing to make the sacrifices to make it happen. For others, I believe it’s their environment and the people they surround themselves with. Becoming financially free requires continuous focus. Most aren’t willing or able to do that. Just my thoughts.

I would go to meetup groups. See if you can walk through a deal with an experienced investor. I have found that most investors at meetups are eager to help others. Doing a joint venture could be another option. You bring some time and money and the partner brings experience. I hope this helps.
