We are in a similar situations with an investor partner who fronts all the money and we cover the rest of the rehab,acquisitions, selling etc. but if it weren't for him we would not be able to do this right now so for us 50% of something is better than 0% of nothing : )

Looks like a great project, we also just recently closed on an estate sale. Do you need to clean out the furniture also?

I agree with what you are saying..I think we will talk to them some more. We were thinking we might be able to get multiple offers when we were done though because it is a very desirable area hence waiting till we list but if they can give us what we want and we would be able to save on staging and maybe a few other things...it does make it very tempting to explore this option a little more...

So the house is till a mess and still have quite a bit to do but already have a potential buyer who was wondering if they might be able to pick finishes, etc...so what to do? They haven't been in the house but were told by the previous listing agent a bit about it and that it was being rehabbed.My husband wants to just tell them to come to the open house in 2 months and make an offer BUT I wonder if we should talk to them a bit more about this possibility before? Thoughts/experiences?

I agree I love threads like this. We are on the other side of PA and actually share a lot of the same geographic and demographics you speak to.One of the homes we are rehabbing is also in an older area of prestigious mansions and has so much character, people are attracted to it but man do those older homes need a lot of work!

What would you do with this fireplace? I am not fond of the stone and want to do a more updated stone/tile with more contrasting colors, this one seems very dull to me. My husband on the other hand thinks it will be fine once we paint the moldings around it white and spruce it up a bit. What would you do with it?

I think for the first one or two the experience/education in doing it yourself is invaluable and will really help you understand costs and process in rehabbing. But ultimately if you want it to be a business like you said you must create the systems and not work in your business but on it! Congrats!

Congrats! Was the second offer cash? It seems cash is always very motivating for people. I like the idea of two offers with different alternatives, great thinking!
