Hi Justin, Just wanted to say that I too have enjoyed your site and podcasts! I was just curious for the houses where you are only putting 15-20k in rehab, what are you putting into them for those numbers?

sounds amazing! I was wondering who do you have answering phones and talking to potential sellers from your direct marketing? With that much mail going out you must be getting a decent amount of calls.

We buy ours... just got finished ordering a bunch of stuff online....I also have a stager help me plan/stage the rooms...IT probably cost me about the same to buy it all as having a company come in with their furniture and stage it....I also like having the option of including some of it in the sale.

It depends, if it is only a wall or two I would probably paint it especially if the home has a cape cod/ cottage style/feel to it. If it is whole house paneling I would remove if the home has a higher ARV, however you will likely have to sheetrock so you need to figure out how much it will pay off in the end. : )

I know we spend a lot of time talking about what we are doing on the inside of our flips but what about the exteriors? How much money/effort do you put into that? What are your best tips for curb appeal to make buyers say, "oh ya I gotta see that house!".

Also backyards, how important for returns/selling is a deck or paver patio? We have a small covered side porch but nothing really out back, don't know if it is worth it to spend the money or not to put something back there.

I would say do the granite, like others have said it is not much more for a major "wow" factor, and I find a lot more people are expecting it then before, it is not just for the "rich homes" anymore. I am paying about $32/sq foot includes sink and I get a nice selection of about 20 different stones. I could have gone a few bucks cheaper but with only 4 stones to choose from that were either very speckled ( makes me dizzy looking at it, anyone else?) or peach colored I decided to pass and pay a few bucks more.
