Zach Fairfield Congrats on being in action! If you're doing the writing/stuffing yourself, I'd recommend looking into using a mail house for mailing. You'll save over $.20 per piece in postage if you're mailing at least 200 pieces presorted. They'll charge you a fee for handling/sorting but you should still be money ahead. Keep in mind, however, that the letter will have an indicia instead of a stamp. There are some schools of thought that advocate using a first class stamp, as it may increase your open rate.

I agree, Aron. Cap rates remain around 5 in Bellingham; varying up or down depending upon dwelling age and location. And the area around WWU commands a premium. Until recently, Canadian investors were competing in the market but with the exchange rate down to $.71, Canadian buyers have disappeared. Personally, I think Mount Vernon and Burlington are good markets. They're becoming bedroom communities for Snohomish County commuters. Oak Harbor has always made me a little nervous because the viability of the rental market is mostly dependent upon the Navy base there. I keep wondering when/if D.C. will pull the plug.
