im pretty new to this but from the way i see things.. doesnt the ARV make the final decision here? if the ARV is big enough and your getting the building way under value plus the rehab it might be worth the trouble no?

I would do the additions and rehab the main house as well. Maximize profits.. as long as the numbers make sense of course.

I would start buying multifamily homes. Put the down-payment rent it out let it stabilize and jump into another. Once I got the hang of things and I know a little more about what I'm doing then I'll invest in multiple at a time. Only putting down payments and letting the rent build you equity. That's what I would do.
damn I would look at the glass half full instead of empty.. if you've had those opportunities more are to come. Try to stay positive even when it's most difficult. I know it may seem impossible. I hope everything goes well.. where is the property located?
