Sign a JV agreement between you and the wholesaler, include the commission that you have agreed upon in the contract and get them to sign off on it. If you need a template feel free to reach out, I'm a wholesaler who has worked with several realtors in the past.

Hey Jonathan! Sorry for getting back to you so late! This is a property we had under contract, we wholesale nationwide. Our bread and butter is in Cleveland & St. Louis! The rehab numbers I received are from our acquisitions department, we're estimating this will cover new insulation, drywall, and paint that the home needs, plus other repairs. Of course we know any investor will always due their own due diligence. If this property caught your eye, we recently were able to negotiate the price down  to $60k.
