I think a person wanting to learn about real estate investing would be interested. They would make a little $ and learn first hand.
I would jump on this if I could. lol
I just have troubling trusting people and I am very particular how I want everything done. Earlier in the year I had been flying back myself to show the place.

I am a traveling consultant.
I think I am having some tenants move out in the future and I need someone to show the place and be there when the cleaning crew is there.
The Property Management firms cost way to much for what they do and they always do it wrong or make errors.
I have a problem trusting people i dont know.
I was thinking about hiring a Personal Assistant for these duties.
It would cost me less and they would need the extra $ and I would kinda trust them more since I would interview then etc..
Do you have a P.A. for these type of tasks if your not around?

I see the same. And I am new to investing. 1.5 years 5 units. So far this is the norm to me lol.
With this said how far down on rent would you go with a good tenant who is month to month to sign a 9 month lease? To adverse some risk for winter/early spring?
They want $400 month less per month.
Homes in the area have been empty since July.
Would it be ok to ask them when they are thinking to end their tenancy?
I just don't know when to tell them when I will lower the rent on a new lease.

I am a moving to Tucson for 6-8 months for a contract job.
I see there are tons of cheap houses.
I might as well buy a house and live in it while I remodel it.
What is the current state for flips in Tucson?
Any one have a contractor list ?
I am new to this and been wanting to flip for sometime. I am a project manager but need to learn more about flip construction.
I appreciate any info.

I think the quality of tenants is due to the economy. Only people that have to move are moving.
All renters I know are trying to negotiate with the landlord....even for the high end penthouse rentals.

Start the eviction process ASAP and they will feel the pressure to pay. This will be your answer if they plan on paying at all.
I did this and they left voluntarily and I was only out half months rent and utility costs.
You are paying for them to live for free

Michael you are correct They do feel like they have leverage on me. I think it is because I am a younger guy mid 20s. They are mid 30s. They also know the rental market is slow in the whole city. They do know I take good care and pride of my properties and I am very fair.
I have setup meetings several times with the tenants but then they become conveniently unavailable.
I did explain all of what you mention in 1 and 2. I had to over the phone since they would not set up a time to meet and when I conveniently stopped in they are not there.
The reason for not signing a lease is because of pay cuts at work and one started a masters degree.
The txts do annoy me. I never respond in txts I call them back immediately and I am always forwarded to voice mail.
Lately I see all the HGTV shows and read in the paper all the time advising renters to paint their rental how they want to spice it up how they want. I am sure they watch these shows and that is where they get the paint idea. Also seems odd they they want to do some painting when they are now month to month after they been there for a year.
One more question for you guys:
How am I sure they pay for the last month's rent they are their and do not use the damage deposit for the last month's rent? I do not take last months rent at lease signing. (I was advised not to by my mentor who is a PM) The tenants did mention something about using the damage deposit for last months rent when they decide to move. I told them they can not do that but what leverage do I have for them to not use the damage deposit as last months rent?
