@Derek Askew   Full disclosure, I don't own any units in the Valley yet but am also trying to get into this market. From the 75+ deals I've underwritten in the 6-15 unit space, it seems like a good rule of thumb is numbers tend to make sense at the $75k/unit price. This is completely anecdotal and is only based on the deals I've looked at but that's been my experience so far in the area. Obviously, you have to run your numbers based on your own assumptions/return requirements but I hope that helps. DISCLAIMER:  People who have been investing in the area for years will probably not like/smirk at this price/unit :(

Most units do not make sense at $75k/unit. Maybe if you go by the bs numbers brokers give you. But there a lot of fees and other expenses they all seem to forget. Most units only make sense between $40k-$60k/unit. Only certain buildings that have been fully renovated are worth $75k+. A lot of owners do a half asses Reno and then think they can get that price, which they don't. Very few buildings have sold at $75k+/unit.

Almost everyone underestimates the cost of maintaining these 100+ year old buildings.

What are your thoughts on per unit pricing in today's market?

@Roi Azoulay I have been very happy investing in the Poconos for many years now.

Take what you hear from @Mark Miles with a grain of salt, he has been reposting the same negative info on the Poconos for more than 3 years now.

Im also the founding partner of a property management company with full service control over 50+ doors. Shoot me a dm if you feel I can be of any service.

@John Geldert Currently looking in the Poconos area. I’m curious what your opinion is …early 2023.

Be super aware of the STR regulations in the Poconos. They vary and change often.

Here's a great starting point: https://poconovacationhomesale...

Hello my BP friends. Does anyone can give me some ideas to make my driving for dollars more efficient. Is there any app or software that I can use to get the information we need about the house while I am driving. Or any other ideas about how to be efficient during your driving for dollars time. Thanks so much.

Propstream is a well known one.

No thanks. Tacky crap like that is more likely to invite the party crowd, new lovers, filmmakers, etc.

Lol what's wrong with new lovers and filmmakers? As long as they're good guests doesn't seem to matter

Does anyone have experience with an agent lying about the state of utilities at a site unseen property. I am a first time investment property owner from Hawaii investing in North Carolina. I was told my HVAC and plumbing was brand new, but after closing and getting a renter into the property found out that the HVAC needs to be replaced and the plumbing is so clogged up that the toilet won’t flush. Now, I’m paying thousands of dollars out of pocket to remedy these issues. Is there anything I can do to keep my agent accountable for his lies? Any advice will help, thank you.

Why would you close without having a team in place? I have bought and sold 100s and 100s and 100s, never a worry as we have a team in place, lesson learned,
All the best moving forward,

BTW the agent should have at the minimal did a live video walk through with you, Also I assume you were not buying as is so what about the inspection?

OP did not do an inspection.
