Hello!

My name is J Frank Cole, people usually call me Frank. I'm a Realtor with Better Homes and Gardens Real Estate in Virginia Beach, VA. I've had a real passion for houses since I graduated from high school. I've designed them, built them, renovated them and now I buy/sell them. I really believe that investing in real estate is the way to go; it's hard to beat the ROI if you do it right, and nothing comes close to the rush of the deal. I'm always looking to network with like minded investors and agents. Personally, my wife and I are putting together a residential assisted living facility and hope to be fully operational in six months. I'd love to talk with anyone involved in this niche! @Damir Kamber My wife and I recently purchased Gene's home study kit and are scouting properties now.  We are so amped on the possibilities, that we've already started putting our team together.  We've got leads on an RN for our manager and other care providers and we have a lot of interest from investors as well.

Everyone's right though, the regulations are extensive.  But if you're smart about what you're doing, you can mitigate a ton of risk.  

I can vouch for Gene's DVD set.  It's pricey, but it's really informative.  He'll do his best to get you out to Arizona for an additional $2,000, but I would start with the DVD's.

This is small scale, 5-10 resident, residential structures.  What I like about this the best, is we can use all the residential acquisition strategies that we would use for a traditional buy and hold, but completely maximize cash flow!
