So I realize this post has been dormant for a few months but better than starting a new topic...

In particular @Matt,  because you brought up the 'out-dated' issue, but also @Belinda and @John, because you seem to be familiar with the materials: Now, with implementation of DF and SAFE what is lost or missing now in a qualitative sense and how best to recognize the out-datedness and supplement.

it's in metro center. Webster and franklin. What would be a killer price in your opinion @Shaun Reilly ?

A client of mine has a 3 fam in Springfield, MA that he wants to get rid of. I work in NY and am unfamiliar with flips in MA. Can someone help guide me. I would just want to get the house under contract and then flip to someone who would fix and hold or fix and flip the property. Thanks!

Totally agree with previous posters.

Yellow letters are good for mass marketing. If you know the specific property you want. Knock on the guy's door: "Hi , I'm so and so. I hope I'm not disturbing you but...." or something to that effect.

What an amazing turnout! especially considering last time there were only 2 of us. Thank you so much, everyone, for coming out. I hope everyone got something out of it.

As per @Robin Halsey

Search, meetup for 'bp nyc real estate group' and you should find it.

The initial vision I had for this meetup is something like what happened last night: no selling of anything, no educators giving speeches, etc. Just an informal get together where people can learn from one another, help one another, find deals, and unwind with like- and real estate-minded individuals.

I will type the contact list that was gathered last night and send it out to everyone so in case you want to deepen any connection or if you didn't get a chance to speak with everyone ( I know I didn't), that'll go out Sunday morning.

At work we use peoplefinders and accurint. The numbers from peoplefinders are usually out of date where I am, but it gives you useful lists of possible relations to continue the hunt. Accurint is usually accurate but not foolproof and it gives cell phone numbers.

A question about findthe seller and tlo: for those who have used the services have you found them more helpful than accurint and other cheaper reports? In what ways?
