The main problem is that Airbnb will not let me book anything below 30 days. They work hand in hand with my city (New Orleans) to follow the regulations in place. It's priced well, and the demand is there, but there's nothing I can do within that 2-3 week gap because Airbnb will not let me book anything below 30 days.
Now I often get it perfect and a guest leaves on the 30th, and a new guest books on the 1st or 2nd. But if they book on the 15th, that 2 weeks of no pay.
I recently heard of taking the listing off of "Insta book" so I can approve or decline bookings to time it right. So going to try that strategy. Will update the post to see how it goes.

I tend to have 2-3 week gaps in my medium-term rental bookings.
Does anyone have a strategy to limit the gaps in between bookings?

Hi @Brad Hammond,
So help me understand. If I sell for say $400k, I owe $200k. Gain of $200k. My plan was to buy a prop for $200k cash but your saying I couldn’t do that cause the prop would have to be $400k or greater?
I haven’t done a 1031 so if that is the case then there goes my plan…

Hello BP!
I have a 4 Plex property that has appreciated quite a bit over the 4 years I've owned it. I am in a 60% LTV position on it. I've been contemplating whether to sell the 4 plex and 1031 into a duplex, pay cash for it and have no debt.
I know normally ppl use a 1031 to level up, but has anyone out there leveled down to mitigate their risk level?

I use Openphone and its $10/mo. They have some pretty great features like IVR, integrations, and the ability to add more numbers for $5/mo each. They have an app and a desktop web app.

Since the eviction moratorium is in place, how are you buying properties with tenants in place who are not paying? You can't evict to do repairs and you can't increase the rent if the tenant isn't paying anyway. This will kill cash flow right off the bat. It seems like the best thing to do is buy a vacant property so you can get in there and do what you need to do to turn it over. But I'm hesitant to buy properties with tenants in place who aren't paying.
Any advice? What's your strategy on this?
They use something called TC payments to collect it with no fees for either side. When the tenant makes the payment, it gets into my account in about 2-3 days.
I do have some gripes about the app. It acts sort of as a webpage and is a little buggy, but it is still useful and functional for the most part.
