My fellow BPer's,

So right now I am in the process of my first flip and it is going exceptionally well for a first flip to the point that I'm already starting to think down the road. This one should be wrapped up in about 2 weeks and ready to hit the market. Right now I'm financing the whole thing through a HELOC at a ridiculously low interest rate compared to other forms of financing. If I want to get to the point where I have multiple houses going on at once, which is my goal, what are some options for financing? Please don't say hard money because the thought of paying 15% or more plus points makes me gag a little bit. No offense to any of you out there that use it but it isn't for me. I was hoping some of you knew of any bank programs or other options that may work for me in the future to help grow my business into the multi-billion dollar industry that we all hope to achieve. Thanks ahead of time!

Dropped in on the guys today, doors were being popped in, all of the trim was being taken care of and the drywall was being finished up. Tomorrow we got the painter coming in to prep the trim and walls for paint and that should be done by the end of the week. By the end of the week we should be good to go on paint and trim and ready for flooring!

I had the lender that I worked with provide me with a short letter stating that I had the funds available to purchase (insert address here) the property. The letter was on the bank letterhead and signed by the particular person that I worked with at the bank.

First update in almost a week. Drywall is up and the change is UNBELIEVABLE. All the rough in work is done, gutters are on, shutters are on, back deck is being thrown up, railings on the front walkway. The only thing we are waiting on at this point is the take care of a few things the inspector wanted done when we closed in the carport as a 4th bedroom but that should be done early next week. Oh and windows too as you and probably tell from the last pic will be dropped in next week. I couldn't be more happy with the way things are going. Check out the pics and feel free to ask questions.

The finished interior will be more of a classic look than a modern look. We're going with dark, wide planked hardwoods, dark cabinets, white trim and a light beige color on the walls. I should have already learned, the woman is always right.... well most of the time anyways.

Yea unfortunately the picture shows exactly how dark the home is. This is why I feel the need to do something creative with the fireplace to help brighten it up.

I was hoping to get a little discussion going on what to do with the brick fireplace I have in the pic below. My fiance had a great idea to whitewash it or paint it a lighter color. I hadn't originally planned on doing anything with it other than cleaning it up, but it seems like something that can be knocked out fairly quickly it would make a pretty large impact and brighten the place up. This is why I love BP, let those opinions fly!

Couple more pics and a quick update. Pic 1 shows the carpot all framed in and the new trim and soffits. Siding should already be on the carport but it didn't get delievered today so it will be Monday. Pic 2 shows exactly how overgrown the yard was and how much has been done in the yard. When we get everything all cleared out its going to be a beautiful wooded lot with lots of yard space (half an acre).

This doesn't have to be just for pros but I was thinking it would be cool if there were progress bars or something for the awards. Keeping people excited about getting the awards is good way to keep people involved! Just a thought.
