I'm going to have to agree whole heartedly with @Will Barnard here. I'm in the process of doing a gut job for my first flip. Some would advise against this as a first project but for me it was just an opportunity for a larger profit. I have a trusty worthy contractor (so far, knock on wood) and he has walked me through the entire process pretty seamlessly. The only issue we have had is that my house got broken into and vandalized last week but that had nothing to do with the scope of work. Hopefully, I get the insurance money and we can move forward with cleaning it back up and get it on the market. Lipstick deals just don't exist here so I didn't really have any other options! Hope my experiences have helped you out a little bit. Good luck!

So after talking with the insurance company I'm pretty sure I'm covered on most of the damage from the vandalism. However, the scumbags ripped apart the air handler on my HVAC system to get to the copper. Here's my question. If I don't have theft coverage, only vandalism, is the insurance company going to say that is covered under theft and not reimburse me for it? I'm a little worried about this one.

Hey @Jordan L. I think a lot of it has to do with your own personal tolerance for risk. I personally felt like I needed a financial fallback in case something went wrong so I made sure had built up a nice little cash reserve in case I needed it for the project or anything else. Having a full time job while doing it is also very beneficial from a financial standpoint. However, I'm a more conservative investor so you could probably talk to a lot of people on here that didn't take my same approach. Whatever you decide just be sure you have prepared for all possible scenarios and know exactly what you are getting into. I wish you the best of luck!

We got vandalized last night. 3 days from being done. I really dislike sorry people. Kitchen cabinets destroyed, drywall has holes everywhere and gang signs, contractors trailer broken into and all tools stolen. So much for this being an easy first one.
