Have you accounted for closing costs, realtor commissions, taxes, insurance, utilities, other holding costs? You've just listed the profit and rehab budget and I just want to be sure you're factoring in all the "hidden" costs. Looks like it could have potential if your ARV is accurate. Good luck!

DEFINATELY get multiple bids. There is no reason to pay those guys hourly. Something else you might want to think about, give them a bonus for finishing ahead of time or dock them for not finishing on time. It's amazing how fast they will work when there is additional money on the line.

This is why I love BP. Pardon the pun, but I was a little bit on the fence about this and was leaning towards going ahead and doing it. You guys gave me that little extra push needed. Gave the contractor the go ahead and the fence is going in. As overgrown as the backyard was I didn't even think about the fact that we may need a fence once we clean it up. I'll chalk this one up to about lesson number 5 million on my first flip.

All fantastic ideas... @David C.

I like the idea of the lattice but the house is pretty bad behind. They have appliances laying in their back yard if that gives you any idea and chicken wire separating the two yards. The price point I'm trying to achieve is in the 150k-170k range which is a low-moderate priced home in my area.

I'm 95% done with my flip and I'm running into the issue that my budget is getting pretty tight on me. The nieghbor immediately behind me doesn't have the greatest looking property including an old beat up shed in his back yard that you can easily see from my back deck. I'm struggling with whether or not to put up a privacy fence just spanning the back of the lot to block off his yard. It's looking like it will cost around $2,200 (1/2 acre lot so it will be a long fence) and I was curious if any of you have had experience with this and if you got your money back out of your investment to put the fence in?

As a cash buyer myself, the best place I've found wholesalers is craigslist. Try using key words in your listings such as "rehab" or "investor" to get the attention of other investors. The best part about it..... it's free!

I'm going to give you the obvious answer because it's exactly what I'm doing right now. I started a rehab about 2 and a half months ago. At this point I show up once or twice a week because I trust my GC. He calls me or texts me pictures and updates daily and any major decisions he runs by me first before he makes them himself. As long as you have someone like that you trust, I see no reason why you couldn't do a remote rehab. With that said, if you don't have someone you trust completely things could go south very VERY quickly.
