We were about 90% done and flying through the project at about the 6 week mark and we had a break in. Whoever it was scratched up my hardwoods, hammered about 50-75 holes throughout the drywall of the entire house and smashed my kitchen cabinets. The only thing they took was the copper from the air handler on the HVAC system. However, insurance covered most of the cost to fix all of it as I only had to come out of pocket about $1,200 to fix it all but it cost me about another 7-8 weeks in time. No fun at all :( Everything is all secure now though so I don't expect it to happen again (knock on wood).

The open house is scheduled for next weekend! We haven't dropped the HVAC unit in yet, it's going in next week, and assuming that goes smoothly we will still have the open house. But, I it doesn't for whatever reason we may have to move it because I don't want people walking through a freezing cold house.

I couldn't tell you exact measurements off the top of my head but it's probably 5-6 feet wide. I very well may have gone a little over the top but I wanted this thing to stand out and I was able to pull it off in budget so why not?!

The house is in northeast Raleigh right outside the I-440 beltline. Without itemizing every line item I'm about $117k-118k into the house right now. I'm listing at $164,900 so hopefully we can make a nice chunk of change.

The flooring throughout the whole main area of the house is a REAL hardwood. We stained it about halfway between walnut and ebony. I wanted dark hardwood but ebony was a little too dark. The fireplace was just painted with white high gloss trim paint. I'm extremely happy I did it because it looks out of this world! The shower was my idea surprisingly enough. We came up with the realization that since both of the bathrooms were rather small, especially the master (which used to be a jack-and-jill but I closed the other entrance off to make a master suite) that we could go a little bit more higher end because there wasn't much square footage. So we put dual shower heads and a really nice marble product on the walls.

Here we are finally done with my first rehab. I started back around the middle of August and 3 months and one massive act of vandalism later we are at the finish line! I'm curious it seems Tim puts zero emphasis on customer service in his book. Did anyone else get that impression? His whole 80/20 analysis where you completely ignore the bottom 80% of customers/clients sounds a bit ridiculous. It's not healthy for a company to be so heavily concentrated on only a few clients. A bad rep is death for a service providing company. Am I completely missing his point here?

You should be able to get services from a reputable CPA for this kind of tax prep for around $500-$1,000. It's tough to say without knowing your exact situation, but you should just be able to hand over your records and they will take care of everything for you. Not only will you be buying peace of mind but you'll gain a valuable resource to bounce all of your questions off of.
