Why is yours so expensive? My townhome is 920sq ft and I bought luxury vinyl for $1.49sq ft for my entire first floor which consists of living room, dining area, kitchen, bathroom. It cost me ~$1000 in material and $1000 in labor. $3500 is too much.

I know this is an older post but I'm looking for good investor agent recommendations as well. Please message me and let me know if anyone is still active in the area. I'm out of state so I need someone with in-depth knowledge of the good/bad areas.

I would also like some local lenders if anyone has good recommendations. Specifically looking for multi-family units in b/c neighborhoods.
