 I can share some insurance agents with you that operate in Ohio. It can range wildly but I underwrite deals at $600/door/year (typically a conservative estimate)

I'm trying to figure out how to structure a 3-way partnership where we each are equity partners. We are all out of state investors. The goal would be to lower the barrier of entry so we can acquire property after property. Rather than 1 property every year or two myself, we could purchase several in the beginning and scale rapidly within a few years. Is a real estate lawyer the best to consult for this type of question? If so, do I need to consult a real estate lawyer in the state I plan to invest in or any state? Do we need to form an LCC and transfer funds into some kind of escrow account that will disperse on properties we decide? I feel like I'm stair up a mountain right now and don't know which is the right path forward. Any advice is appreciated.

Most agents I met where their niche is lower cost homes looked 30-40k work on a flat rate fee rather than 3% commission. That way they make at least 3.5k (whatever is in your exclusivity contract) per deal.

I know you can't legally evict them for not paying water because a landlord is expected to supply a reasonable amount of hot water but it seems you can submeter and try to send them the bill. IANAL a lot of people have fears about that and say they will just rent somewhere else but I think it can't hurt to try and reduce expenses. If they stop paying I would have to eat the bill anyway.

The way Serge Shukhat did it is what I would do. Install the submeter and then new tenants going forward you explain to them they are responsible for all utilities similar to a SFH. You give them the contact number for the company so they can call and activate and are good to go.

@tom Ott I know you and @holton-wise have been in this industry for years, is this reasonable?
