Santa Barbara is a tough market for beginners. you are better off focusing on brokering deals in Santa Barbara to gain some experience. Go to the RIEAs and find a flipper that's active and write offers for them from the MLS. Find a flip in Lompoc or Santa Maria where there's more inventory and price points aren't through the roof.

I have to support my mom financially so it reduces my income.  So saving money to invest is tough and I have to think extra hard about taking risks because my actions can affect several people.  I'm finally in a group that is closing frequent deals now so things are finally turning around!

Hi guys, we close several deals a week at our office.  The vast majority of escrow/title companies still use email to send/request documents e.g. disclosures, wire instructions, etc.   It can get a little confusing when we have escrow, our company, title, the listing agent, lender, etc going back and forth on multiple subjects centered on one property; all over emails.  Why are they still using email? What's the best solution out there for managing document exchange?  

Why San Diego?  Prices are insane here.  Your money will go way farther in Arizona/Nevada.  I suggest moving them there.

@Jason Dillard  Yes, you did.  I'm going to try and make the NCE in July perhaps I'll see you there! Could you point me to any online resources about Equity Marketing.  So far I've only seen websites for local EM groups. For example, yours and https://oce.ncexchangors.com/who-we-are/.   

Also, me and a few other are looking to start our own group for North San Diego County. Any tips for running them?

Hi Guys,

I've recently attended a few equity marketing groups e.g. brokers(some principles) that market their properties(on and off market)/cash/notes(equity) directly to each other and create exchange transactions where everyone wins.   I'm still trying to figure out what the best way to leverage these groups.  I would love to hear anyone's thoughts on such groups pros and cons.
