Who are you using now? I am currently with PMI, they are the only company I have ever been with so hard for me to compare but I am happy to chat with you about the good and bad with using them.

It's a pretty blue collar neighborhood, I actually used to live pretty close to there.  Crime is not bad, every couple of years you hear about a string of garage break-ins or something on the news but it usually ends up being a group of kids that they catch.  In general if you are north of Locust St (which this is) you are ok.  Brady St is a very busy street (3 lane one way) so in general homeowners don't want to live right on it but I don't think renters would mind.

Hi Bryan, I live in Davenport area. Haven't done my first deal yet but have been calling around a few different places to see financing options in anticipation of that. It seems pretty standard around here that most banks are doing a 5 year balloon. Some will only amortize up to 20 years with some up to 25 and some 30. Every place will either finance up to 75% LTV or 80%. Seeing rates from 4-5.5%. Hope that helps, and I can pass on some lender names if those terms are at all what you are looking for. If you or anyone else finds a lender willing to do more than 5 year balloon I would definitely be interested in hearing about it.

Welcome to the site.  Like you, I am from the Quad Cities.  Found this site about 2 months ago and have been reading everything I can and listening to all the old podcasts. It is truly a great resource.  I have learned a lot but haven't done my first deal yet. You mentioned a meetup in the QC area, if you have any information you can pass on to me about that I would greatly appreciate it as I would be interested in coming to the next.
