Welcome to BP Ray.

Hope i'm not late to the party...this could be the makings of a cypress investors club...

I too am in Cypress and looking to network with wholesalers, fellow investors, and real estate agents (specifically who have experience dealing with REO's and government foreclosures.) Like Ray and Nikolas, i am on the same path, looking to invest in 3/2 SFR's as rental properties. I haven't purchased a rental property yet but am determined to get my first one this year. I've been on BP since January, reading tons of forum posts, listening to podcasts, read a handful of books. just trying to learn as much as i can and get a knowledge base built up before i take that initial leap.

Greg, you were one of first to respond to my intro post and mentioned wanting to meet up sometime to chat. If the offer still stands, I would love to meet with you sometime next week. let me know of a good time/place for you and we can plan it. I'm off B. cypress and 529 btw. look forward to it!

@Ron S.ok so sherrif/constable does the tax sales, is there a difference in the auctions whether one or the other conducts it?

Hi BP, I'm new to this game and had a question about tax sales. What is the difference (if any) between a sherrif sale and a tax deed sale? are they both considered foreclosures? I've been reading up on tax sale auctions that are conducted by county constables according to precincts, but then I heard about sherrif sales. My instinct tells me they're pretty much the same thing, just one is conducted by county sherrifs, the other by county constables? Do Sherrif sales include tax sales and other foreclosure types? I appologize if these seem like basic questions, I'm a newbie. I appreciate any feeback/advice you fine people can give me. Thanks!

@Marco Guillen congrats on the house! hope all goes well for you. I have considered looking in Spring for buying properties...when the time comes.

@Ray A.  Where in Cypress are you located? Would love to set up a meeting sometime to discuss ideas and strategies.

@Greg Despres I know that area pretty well, that's my old stomping ground. My mom still lives in the area (Greenwood Forest) off Cutten and 1960. A meet up for coffee sometime sounds great! I'm a coffee additct anyway! Hopefully I wont be one of 10% who kick the tires...

@Greg Despres Howdy neighbor! Coles Crossing is right up the street from me, I live in Westgate at Barker and 529.

That's awesome about closing on your 2nd deal! And in only 3 months, congrats! Did you buy in the Cypress area? I am interested in buying single family homes with minimal rehab to start with, but am open to multi family properties and fixer uppers when I get more experience.

Hi Everyone! Newbie here from Cypress, TX. Glad to be joining the BP community!

A little about myself: I am 27 years old, I work full time for Baker Hughes and have been with them for 2 years now. I worked 3 years for Halliburton before that. My wife and I recently bought our first home in August 2014 where we currently still live (Cypress).

I am a total beginner when it comes to real estate investing but I would like to change that which is why I’m here! I’ve always had an interest in real estate, specifically buying and renting properties and it seems to run in the family as both sets of grandparents have owned/operated rental properties in South Houston/Pasadena area since the 1960’s. Until just recently, real estate investing to me has always been a “maybe someday I’ll….” or “I wish I could….”, but nothing more than a thought or wish, never acting on it. A switch has been flipped and I am now serious about becoming a real estate investor.

I am very excited to say the least and hope to learn all I can from the BP community!
