@Justin K. welcome! our paths seem very similar. I'm also in Cypress and interested in the brrrr strategy as well, that will be my focus moving forward in my investing. I'm still new to the game, I haven't bought my first property yet but am actively searching. I just had a meeting with New Western Acquisitions this past Thursday to get put on their buyers list so they will send me deals. NWA, if you haven't heard of them yet, is basically a professional wholesale company. I've read some mixed reviews about them in some of the BP forums, but my experience thus far has been pleasant. I think most of the bad reviews come from new investors that didn't do their homework before pulling the trigger. No one is putting a gun to your head to take their deals, you just have to be smart and do your due diligence as with any other deal in real estate.

I'm also reading rich dad poor dad at the moment. I recommend reading Brandon Turner's 'book on investing in real estate with no and low money down' (jeez longest title ever). Some great info in there for people just starting out.

You should check out some REI meetups, there is a local Cypress one coming up this month on the 25th. I plan on going. Another good one (and totally free with no sales pitches!) is the Jet Lending meetup, 3rd wednesday of every month at Texans Grille in City Center. I went this past Wednesday and had a lot of fun and did some much needed networking. Free beer and crawfish was an added bonus too!

@Michael Finkelshteyn Thanks for the info and list of names! Good to know about the cost to set up an LLC. That's why i want to make sure its worth it and also makes sense before setting one up. I'll have to check out David Willis' website and read some stuff on there, thanks for the link. I've read a handful of articles by Stephen L. Nelson (author of quickbooks for dummies) he has lots of good info too. Does one have to go through an attorney to get an LLC setup? or is it possible to set one up yourelf?

Thanks for the info @Sharon Tzib ! I can tell home sales have declined in the past year, there are houses popping up for sale left and right in my neighborhood. It seems to me that the Katy area is getting hit especially hard with the drop in home sales over the past year with all the layoffs in oil and gas.

Sharon, I would love to get some lender referrals from you.

@Account Closed I hear ya on the overflowing bookshelf. I probably order a new book off amazon just about every day! I need to read faster as they're starting to pile up in the "not read" section! I'm currently reading Kiyosaki's rich dad poor dad...of course, its pretty much required reading for newbie investors. I see why it's the #1 personal finance book of all time...very eye opening. As with most of the podcast guests, I too recommend new investors read it.

Are you going to the Houston investors meetup near Bush airport tomorrow? I heard about that one and may drop in to check it out. Maybe i'll see you there.

Could definitely get some help from you on finding a first deal since you'll be wholesaling. I don't have the time to go looking for properties myself, otherwise I would. I've been in contact with New Western Acquisitions and have a meeting with a guy tomorrow about getting put on their approved buyers list.

Welcome @Account Closed ! I live in Cypress as well. I am just starting out and like you am ready to hit the ground running. I've been on BP for about 5 months now and been reading tons of forums, networking, listening to the podcasts...some great info and resources on here.

What are you looking to get into? buy and hold, flipping, wholesaling? I'm looking to get my first rental property this year.

I'd like to at least meet with an attorney and talk with them about forming an LLC/partnership. I've read a bunch of articles and forums on here about LLC's but still have tons of questions.

There's a Fidelity National Title location at 290 and barker cypress, I'll check out their website and  may give them a call. Thanks for the feedback Michael!
