Rates and terms you get from folks on BP are not much to compare. Rates are dependent of loan purpose, loan amount, down payment %, loan type, property location, FICO, DTI. To name a few.

 It is my primary residence on a duplex (House hacking duplex). He is a local lender, but I assume he does mortgages at least over the state. I have no idea if he can do out of state, but it is Jeremy Novak, [email protected]

 I contacted Jeremy today. Fast response from him. I'm not seeing a better deal so far with 20% down. Seems that 25% seems like the minimum for a duplex. So, my current lender is still in the lead. Thanks for the information so I can find the right fit.

Thanks Joey. I'll make sure it is apples to apples. My current lender did work in those 3 points that adds up to 4.75%. I'm not willing to put down 25% and I already talked through that with said lender.

This is a purchase in Indianapolis, so an investment property. Yes, SFR. Loan amount is $100,000. I can do better than 4.75% in most cases. My middle credit score is 750.

Hi BPers!

I want to get an idea of what mortgage rates you all are currently getting. I currently am seeing a 4.75% on a 30-year fixed with 20% down. If anyone has done better than this, I'm curious about what the terms you agreed to. Thanks all!
