@Soman Paddi DPH is a still good rental area. I agree with Omar regarding section 8, but rental market remains hot throughout Sacramento regardless and doesn't necessarily have to be section 8. As the market rents have increased, some renters have migrated to more affordable areas.

@Sean Conroy Get a really good property management to vet your tenants thoroughly. I'm sure there are are a few investors in the community who can give you some referrals in your area. Yes, the laws are very tenant friendly in CA. You can also google a few and look at the reviews on Google.

@Kristal Taylor I see. Google the address and family members attached to the address will show. Also get a people search tool to see family members associated.

@Kristal Taylor I'm a little confused. Are you for certain a probate has been filed. If so, the documents would be with the county courts office if filed. If it is a Trust then the only person who holds the Trust documents are the attorney and/or family members. Trust documents are not recorded in public records

I'm in the market and have a few and also use as mid-term rentals. Always looking to network and partner. I like both methods, but our travel nurses are a little more stable if your looking for a less turn over rate.
