In my opinion the 1% rule does not always work and it depends on what market your in, your goal for the property and how much cash flow you want.

@Jeremey McClain I'm in Sac and we invest and wholesale. Sac market is pretty tough. How many units, cash or pre approved loan?

@Rich Solano How is the deed taken title to ? It may need to be probated depending on the deed. Are you looing to wholesale the deal, If so taxes can be taken out of the sale in escrow. Pm me

Building your buyers list, of course there are mixed opinions on finding the seller or buyer first. When I first started I found a good deal first, If you have a truly good deal, buyers will come. @Jani Gonzale

It depends. Every deal is different, I wouldn't use %.

Yes take your contract as soon as possible, title may take up to 10 days. So the sooner the better
