I am using the MLS Tax Data through my access as a Realtor. It is a program called Tax Realist. The issue is that the data is "current" as it is of the owner of record. However, the "owner" has skipped town and has essentially abandoned the property. When I said direct mail to the address listed the post office returns it as undeliverable.

Does any one have any suggestion on how to overcome returned mail on direct mail campaigns?

I have driven several neighborhoods, identified distressed properties visually, then found the tax billing address for owner occupied properties and because the property has been abandoned the postal service is returning my yellow letter.  Obviously the owner needs someone to solve their problem, but they are also not physically there.

Suggestions?  I need some creative solutions to contact owners of records etc.  Preferably their phone number or new address?

I am not a lawyer, and so the following is my personal opinion.  

The TAR lease is a standard lease promulgated through the state.  It is very landlord friendly, and it is widely used.  However if you consult with a real estate lawyer they will (in the interest of being hired) point out specific deficiencies.  They do have some good points, but in the beginning the TAR lease is pretty good.

Interesting note about TX is that only individual landlords (not recommended) and lawyers can draw up custom leases/contracts, otherwise the TAR lease must be used.

The state has a committee that is composed of real estate brokers & lawyers that come together to promulgate the standard contracts and forms used in all real estate transactions. The general public including Realtors are prohibited from using any other contract unless specifically drawn up by their client/client's attorney.

What part of DFW? Renting by the bedroom (near a college) or the unit? Self-managed or professional management? On SFH 3/2? 4/2?
