Thanks, this one is outside of Bowie city limits, just west of Six Flags. Kitchen appliances have been updated, but look like original 80's oak cabinets and laminate countertops. Generally appears to be in good condition, but not updated.

You can find some in PG county as well if you're willing to go to MD.

I happen to think basement rentals are a great idea if you need a place to live anyway. A lot of neighborhoods a legitimate (permitted) basement apartment will get you $1500+.

Can I use a 1031 exchange to sell a rental property, buy another, rent it for a some minimal period of time and then convert it to personal use? What are the implications?

My wife and I own a rental (lived in for several years, but not recently). We'd like to sell it and use the proceeds to buy a new primary residence and then either convert our existing primary residence to a rental or sell it and buy some different rental units. Looking for any ideas on tax strategy here. Moving back into it for two year is not an option. Can I 1031 it into a new primary residence? Can I 1031 it into a new rental which I could convert into a primary residence after a year? Should I just sell it and eat the taxes and move on?
