Not a lawyer but have been sued for slip and fall when we use to own a restaurant. People can sue anyone for anything anytime. Just give the lawyer the insurance info. The insurance company will deal with it. You'll only have to be involved if they actually go to court instead of settling and then the insurance company will defend you.

With 25K you can get a loan on a $100000 4-unit here in Ohio. I have a 4-unit that cost $67,000 that cash flows $800/month. I think you should take that 25k and buy a couple of books, listen to the relevant pod casts on bigger pockets, join REIA, get some property management software (we like buildium) and then buy a property that cash flows. You'll get up to speed really quickly once you get a property.

Any in Summit County? I'm curious because the attorney I use has not given me this guidance-- he wrote my lease so that it is clear that acceptance of a partial payment should not prevent my right to evict; The Ohio revised code as far as I can tell does not specify a requirement to wait until the following month. However, it seems to me that a given magistrate can do pretty much whatever he/she wants so I'm trying to determine if I need to make a phone call to this attorney (who specializes in Summit county evictions) for clarification.

We are using the kwikset Kevo bluetooth locks on doors to common areas and basements. These deadbolts allow us to email keys to tenants and contractors. Tenants can also email "guest keys" to friends to allow temporary (24hr) entry to common areas. 

For all the doors in our units, when we have a move out,  we are changing all the locks to Kwikset 816 contol lock deadbolts. These are easy to rekey but they are still mechanical locks.

I cannot find anything in the statute indicating that that is the case. Is that an interpretation of the code by a particular court?  The Ohio revised code is online; can you point me to the relevant section or indicate the source of this information?

I am not a lawyer but this is not my understanding of the ORC, As I understand it, an Ohio  landlord may not accept any payment AFTER filing eviction without restarting the process. Otherwise, acceptance of partial payment only delays the ability to file an eviction until the tenant is no longer "current" on rent. For example, if a landlord was to accept half the rent then the tenant is current through the middle of the month at which point if the tenant does not pay the remainder owed then the landlord can immediately deliver a 3-day notice. Additionally, routine acceptance of late rent can effectively change the due date requiring the landlord to send written notification that moving forward, the terms of the lease will be strictly enforced so that the landlord can once again evict according to the terms of the lease. If I have missed something in the code regarding the acceptance of late and/or partial rent payments in Ohio could you please point me to the relevant code section? Thank you.

I do a mix. I have a great HVAC guy, I give him the tenant's phone number and he fixes the problem and sends me a bill. For minor plumbing repairs such as clogged drains, I have a credit card on file with my plumbing company and they schedule with the tenant and bill my card. When the scope of the problem is unclear, I have a handyman and I'll let the tenant know when he'll be by. He has the master key so they can arrange to be home if they like. For more serious issues or "urgent issues" I'll notify tenants of time and , my husband or the handyman will escort contractors doing work.

Hi @Michael Arnold ,'

Some stacked stone veneer going up about one foot over the lower windows

get rid of the fake shutters and add some nice large window boxes under the two upper windows. Bronze look with cocoa mat or boxes painted to match the window trim. I think this would help draw the eye away from the squished looking roof line

Beef up the column on the front porch, maybe add bigger base with stone veneer.

Over the garage door, a really wide (at least 12") trim board, then hardi shakes over that. Do 2-2.5 feet of stacked stone veneer over the bricks on the sides of the garage Also add some appropriately scaled bronze modern looking up-down lighting on either side of the garage. 

Paint the trim a dark greyish brown color that compliments stone & brick

Like everyone else suggested, power wash the roof and drive; I really liked the idea above to stain the driveway.

I would not terminate tenancy over this unless it caused me or other tenants a problem. I don't want to play police, judge, or therapist. How did you find out? I hate it when people overshare- some people always want to get you sucked into their drama.
