Post: Tenant Screening Best Practices and Expert Perspectives

In our quest to cover the Greater Springfield region, we're going back to Twin Hills for a month. It's spring and time to remind ourselves of the importance of careful tenant selection to our bottom line. In this month's meeting we'll be covering tenant screening with two in-depth looks from two sets of speakers. The first segment will be "how" and the second will be "what" to look for.
*Part I: Tenant Screening Refresher
We'll start by reviewing the list of protected classes and equal housing opportunity laws. Yes, you can reject the rental application of someone who's a member of a protected class. But no, you can't do so because of their being in that protected class. We'll cover federal and state protected classes, steering, and testing. We'll make sure everyone leaves the room understanding their obligations to ensure equal housing opportunity for all.
We'll then cover the "big three" tenant screening checks that landlords can pay for. These are in addition to the detective work we can do on our own. We'll explain how credit scores work, one easy source of criminal data, and one free way to check eviction records.
This part of the presentation will be given by MassLandlords staff.
*Part II: Landlord Q&A on Screening
We'll be putting three regular audience members in front of the room to discuss what they look for once they have a credit, criminal, and eviction history. We'll also be asking them about checking income, references, cosigners, residence history, and many other factors.
*"No Sales Pitch" Guarantee
MassLandlords offers attendees of directly managed events a "No Sales Pitch" guarantee. If a guest speaker offers services, their presentation will not discuss pricing, promotions, or reasons why you should hire them. We do not permit speakers to pay for or sponsor events. Guest speakers are chosen for their expertise and willingness to present helpful educational content. Your purchase of an event ticket sustains our nonprofit model.

As we enter the spring rental market, it's time to remind ourselves of the importance of careful tenant selection to our bottom line. This part of the presentation will be given by MassLandlords staff.
*Part II: Criminal Records In-Depth
Criminal records have become both under-utilized and overly harsh in screening out rental applicants. We'll explain which kinds of data sources exist, what the data tells us or doesn't tell us about an applicant, and why we need to review criminal records on a case-by-case basis. Arrests and misdemeanors may not be housing relevant.
This part of the presentation will be a moderated discussion between staff and Jeremy Durrin, president of Background Examine.
*Part III: Landlord Q&A on Screening
We'll be putting three regular audience members in front of the room to discuss what they look for once they have a credit, criminal, and eviction history. We'll also be asking them about checking income, references, cosigners, residence history, and many other factors.

Post: Rental Sales and Marketing Ad Roast & Ask the Experts Event

- Posts 387
- Votes 31
Part I: Rental Sales and Marketing, Including Ad Roast
We'll be discussing all things advertising, including screening applicants on craigslist, which places are the best to advertise vacancies, and how to make sure you have the minimum vacancy loss. We'll treat this as a presentation by MassLandlords staff that attendees will get to critique and modify with their own two cents. We also hope to have an ad roast, which is to say, we will find advertisements for non-member properties, put them up on the screen, and point out things that are done badly, illegally, or just entertainingly. Suggestions welcome, of course, email [email protected].
This part of the presentation will be presented/moderated by MassLandlords emcee Rich Merlino.
Part II: Ask the Experts, Including when the Bubble Bursts
Some folks are wondering how rental properties can be a good investment when the asking prices aren't justified by the rents. Is there a bubble? What can we do now to prepare for when it bursts? This and more will be the subject of our "Ask the Experts" panel, in which experienced landlords and investors will take the stage to answer any question you might have about anything. We will start the conversation by asking about the bubble, how to manage gut rehabs, and why you shouldn't invest in real estate from an IRA.
Have you seen our Leave Stuff, Take Stuff Table?Market your business, pick up handouts, give away an old doorknob. Everything goes on our first-come, first-served display table at all our events. Please bring business cards, brochures, coupons. And feel free to pick up your own uncollected marketing materials at the end. Everything not claimed end-of-event may be chucked.

Part I: Emotional Support Animals
How can you distinguish the $80 "Emotional Support Animal" online special from the real deal without denying a legitimately disabled person the chance for equal housing opportunity?
This part of the presentation will be given by Jeremy Scheiner of the Massachusetts Commission Against Discrimination.
Part II: Ask the Experts
We'll be having a round table (really, whole room) discussion about any rental real estate topics. This meeting is a great opportunity for our members to learn from each other's experiences. Bring your questions about tenant issues, lease agreements and addendum, best practices or share your knowledge to answer other members questions.
The discussion will be moderated by a panel of experienced landlords and attorneys.

If you've been in the business a while you won't be surprised to hear that applicants sometimes lie. If you're new, this is a must-see presentation. Post: Choosing w/o Discriminating: Tenant Selection & Protected Classes

- Posts 387

Avoid $50,000 fines and make the world a better place by judging applicants without regard to their membership in a protected class. Under federal and state law, there are a whole host of reasons you cannot reject someone. Race, color, and religion are well established. Are you equally sure about disability, public assistance, and gender identity? We'll give an overview of these protected classes and things you might say that sound well-intentioned but could land you in hot water. Must you rent to Section 8? How can you separate the legitimate support animals from the $79.95 Internet special? Is it ever safe to say, "It's not deleaded"?
This part of the presentation will be given by Jeremy Scheiner, Director of Training at the Massachusetts Commission Against Discrimination.

Post: Subsidy Alphabet Soup & Water Submetering Alternatives

- Posts 387
- Votes 31
Part I: Subsidy Alphabet Soup
When a renter submits an application with a subsidy, do you know how to screen them? MRVP, RCAP, TFADC, the list goes on and on! We'll walk you through the various programs and alert you to opportunities to make money by participating where other landlords wrongly fear to tread. We'll also cover discrimination protections. Attendees will leave confident you can select good subsidized candidates and avoid the bad without running afoul of the law or exposing yourself to undue business risk.
This part of the presentation will be MassLandlords repertoire presented by Executive Director Douglas Quattrochi.
Part II: Water Submetering Alternatives
The water bill is the biggest exposure for a landlord entering a contested eviction. All it takes is one twist of the wrist and thousands of dollars in water and sewer bills will be on their way. Is this really the way rentals should be? No! But no longer do you have to gut your three-decker to get compliant water metering. Technology gives us cheaper alternatives and there are local plumbers installing this in older buildings regularly.
This part of the presentation will have a speaker TBD. We have a specific licensed commercial plumber in mind but are waiting to confirm availability.
