I work for a national wholesaler and I’ve been coming across more and more new investors everyday. What are the most important things they should be aware of and do before finding a property?

I’ll start:

- I always tell them to find a lender or cash needed to get started.

- learn the market they are interested in and research future plans for it.

- Find a dependable contractor they can trust.

What else should I add? Thanks in advance!
