I have been looking to invest in Tuscaloosa when the opportunity arises.  I don't have experience in mobile home parks, but I wouldn't mind getting some experience!  Can you give a general location?

I looked at the materials that they distributed after hearing them on a podcast.  I was interested in using them for some FLA turnkey.  I haven't been able to get any references for them.  The only negative I can say is that their materials were dated and had some typos in it.  A small thing, but when you are trying to figure out if you can trust someone with your money, everything matters I guess.

Does anyone have experience with Gillen and Associates?  I believe they are a turnkey outfit in Florida.

Roll Tide, Engineering 1998.  I have been looking around Tuscaloosa, but I haven't seen anything that works for me at this point (remote owner).  I am also scared by the amount of super nice class A space that I see being built when I am around town.  It must be hard to compete with that stuff.

REally difficult to make Air BNB work here now.  If you aren't living in the unit (or in one side of the unit), or if the building isn't zoned commercial, you are really going to have trouble with AirBNB.

I don't invest there, but I have been looking.  I was a student there quite some time ago and I like going back to the area, so it would be nice to have a business asset there as well.  DM me if you want to discuss.

If you are finding properties in the area that are going to return 8% to 11% cash on cash with leverage and property management and they are not in the "hood," then you should jump on it.  I don't see many deals like that in GNO right now (though I have seen things softening some).

I see plenty of signs around town for Beau Box and for Bobby Talbot.  I don't have direct experience with them, but if I was looking I would start with them based on how much stuff they have going on.
