Knee Jerk reaction is to fire them immediately, and understandably. for me personally I have had great success with what I call  "Street love" Here is an example  of how I work. The best methods unfortunately, I cannot document on here for obvious reasons. The general idea is to go against most things you were taught, most of which were Publicly school propaganda to keep you weak and enslaved. and enforced by family and friends who were also brainwashed by same lies. 

Schedule a meeting with PM manager with Head of maintenance present as well. Both need to be present to prevent the car lot tactics. "let me get with so and so to see what really happened" or some thing to that effect. This is important to remove  most exits managers are used to taking, as this will only allow them time to react with creative lies. 

Police have been doing this for ever. Remove the exits before questioning. they call this "sweating the Purp"
With every one present. "Over the last 25 years, I have replaced probably somewhere around 100 faucets", stair straight at the maintenance guy.
 
Pause for a bit. Tell them my initial reaction was to terminate our contract. But...…. There might  be a chance we can work this out..... etc...(keep it short)    "Another option is for us to continue this relationship on a probationary level to see if things improve...…. I would be willing to give this relationship more time, but I want an addendum to our contract to lower my management fee to 8% ( or lower than current rate).

"I am a business man and like to look for solutions rather than emotionally react."  Tell them it is not the money that is the  biggest issue here. It is Trust!

The key here is to turn them into the customer. You are willing to give them another chance to milk your profits. Turn lemons into lemonade whenever possible. You can turn anger into victory and celebrate a happy ending if executed correctly.

Based on what you have presented, yes this is perfectly ethical to me. But being accustomed to Hood ethics, I am almost certain there is more to the story based on the fact that you are questioning your ethics.

This is one of my favorite reasons to buy Hood homes or what some call "D" properties. When you get a divorce, I have a place for you. When you loose that job, or take up that habit, I have a place just for you. Economy just crashed. Let me show you your new home. 

Low end is the low end. Warning, due to priceing, we are short of vacancies. 

Strategy: Keep a healthy bank account. Vacation like a fool. Wait for it...………….. Hit that clearance rack when the price is right. 

Keep a concerned looks so no one suspects you are winning.

I would probably pass on this deal. Please consider I do not know all the details but one thing I do know from experience. One of the first things (WAY more important than realistate deal itself) is that you master your finances. Go deeper, and find out why you have no capital for supplies. This is so important.

Think of the celebrity who had millions and is now homeless. What good does it do to make money if it is quickly passed to someone else. I used to work with over 200 people. All made over 100K/year. All waiting to turn 65 so they can get there 2K Social Security check. Truth!

20 bucks says she has a Pit bull or similar dangerous dog or moved people in who are not on the lease (for a reason) . Get her out NOW!  anything less is a sign of weakness and WILL be exploited by your tenant. 

She is done. Gone. Put a notice on her door NOW!

You should keep your slave job for awhile, but I will say this. I hated every job I ever had. and your talking to a guy who often had 2 of them at a time. I started working for pay at around 6 years old (true story). a wide variety of jobs. Low pay, High pay. 

It took awhile to figure out it was not the job itself it was settling that I had a problem with.  My last job paid 115K to 120K per year and I  hated it even more that the others. To me a W-2 job was a prison sentence. and a Career being sent to the hole. 

My haltered towards all the above was my motivation do break free. And break free I did indeed. Few will ever know that freedom. You have to really hate it or you will never leave it.

I an not sure about haunted houses, but I do see a lot of zombies in my area. Some even have tattoos of demons and pentagrams. Women with what they call "sleeves" (tattoos all over one arm) and wearing there pajamas in public. I hear about there encounters with Angry spirits but I am pretty confident these sightings are related to Meth, Heroin and  "Doctor " prescribed medications.
