Hire an Attorney. Be diligent that they are taking the steps needed. 

In the State of Washington, the buyer is entitled to possession of the home on the 20th day after the foreclosure sale. So a 20 day waiting period before the eviction process can start.  

The eviction route could be 3+ months. 

Cash for keys is another option.

I am not aware of the Area, however, Cash or Hard/Private money typically means the condition of the property is such that it won't qualify for traditional financing/loans.

Situation:  

Recently purchased a rural property @ Auction where the only structure had been destroyed in a fire and is uninhabitable.  The  property has no power, however I am not sure about water or septic. I have driven by the property and spoken with neighbors. There are active squatters, not sure who or how many, living in 2 RV's. 

At this time I don't know if they have permission to be there but from talking to the neighbors do not think so. It appears they've been there in excess of 4 months.

I understand that until I receive the Deed from the Trustee I am unable to take action - which may be up to 4 weeks. 

Question:

Other than cash for keys - what legal steps are there in Snohomish County/Washington since they are not in a house/structure?

Have them get an agent - Redfin or another discount broker or negotiate a lower commission with the agent they chose. My experience is a number of agents won't show FSBO simply because it cuts their industry out of the transaction. I would think their showings & thus offers to be less as a FSBO.

I wouldn't expect they'd get the quantity of offers that Seattle or Everett due to location but certainly priced correctly it will generate offers over asking. Redfin has it low @ 605 and Zillow high @ 640. As tight as the market is here I'd think even being dated it'll sell quickly at top dollar. Being next to the elementary will be a bonus for some. 

I am not sure I agree that the value is in the land.  Current zoning is 5 & 2.5 acres in that area and your parents lot is consistent with that.  

As a side note my neighbors recently sold their home and had crazy offers above asking. Their caveat was the buyer is on the hook if the appraisal is lower than the purchase price.
