Thanks for sharing that story, Chris. I'm gonna take away "offer every client the same high standard of personal integrity and professional ethics" from that one.

Hello BP investors! Have you worked with an agent that ended up being effectively useless, or more trouble than they were worth? How about an agent that made an incredible mistake that cost you a deal? Maybe an agent that was impossible or difficult to work with?

What makes a "bad" agent?

I'm in my third week of sales licensure classes, and would like to focus on working with investors once I get my license. So, as part of my preparation, I would love to hear about "what NOT to do". No names of agents or brokers need be mentioned, I'm interested only in learning through anecdote of circumstance or situation.

Do you have an agent "horror story" that happened to you or someone you know?

@Brad Ratushny, thanks for coming back to follow up on this. I'm new to BP and RE and will be looking for local groups to get involved with, so it's great to hear reports of others trying a local group and coming back to share their thoughts.

Hi @Kris Spevak, I'm also in the Lehigh Valley and new to BP and RE. Glad to connect with you.

Thanks for bringing up the question of getting an FHA loan in the name of an LLC, it is something I had never thought of before. And lots of great knowledge in the responses above.

Greetings all,

I have a weekly obligation on Wednesday nights, so I'm never available to attend the live webinars. I really wanted to see tonight's webinar, though (analyzing rentals for max cash flow). Is there any way for me to catch it before it gets archived for PRO-only?

I think I read in another forum post that a link is sent to registrants that is good for a couple of days after air, so I'll be registering for future webinars even if I can't be there to catch it live.

Thanks for all the great webinars, and for any answers to my question.

Cheers,

Ryan

Thanks for the warm welcome, gents.

And thanks, Ryan (it is a great name, isn't it?), for extending the hand. I'll keep it in mind when questions do arise. I'm sure we'll have chance to meet in person one of these days, and I look forward to it.

Greetings BP community!

My name is Ryan MacNamara, and I've been a registered BP member for a few weeks now, browsing through articles and podcasts and forums, and would like to introduce myself to the community at large.

Three months ago, I knew absolutely nothing about either real estate OR investing. Then, a dear friend of mine put a copy of "Rich Dad, Poor Dad" into my hands and suggested that I read it. The book gave me cause to shift my perspective from a near-sighted "live-only-for-the-moment" mentality to a longer-term, "oh-no-I-might-live-to-the-age-of-60-and-have-nothing" awareness. So, I started taking an interest in financial literacy. Currently, I still know next to nothing about investing, but I'm learning, and I know more than I knew a couple of months ago. That friend that put the book in my hand introduced me to BP, and for the first time in my life, I've become interested in real estate.

I am in my second week of real estate sales licensure classes. Here in PA, the requirement is 60 hours, and classes run for 8 weeks. I'm hoping real estate sales can be a viable supplement for my current income.

I work part-time as a lab tech for a small cosmetics R&D lab in NJ, and have a little soap crafting business on the side. I enjoy acting in local stage and film productions, and volunteering for the local food pantry and other nonprofits in my area.

I'm glad to be here on BP! Feel free to reach out and say hi.

Cheers,

Ryan
