I used William Robison for my purchases last year.  He has a good feel for the KC rental market and a background in rehabbing.  I felt that his advice was honest, and I retained him as my property manager after the purchases.

I looked at the Leviton site, but that seemed to be just for electric meters.  Have you found a water meter that you like?  I found these but can't get in touch:

Did you settle on a smart water meter?  I have a 6-plex that got astronomical bills last winter.   I saw a kickstarter smart meter to begin sales in 2016, but I need one now.  Any suggestions?

I'm very happy with my PM, William Robison (on BP).  My largest is 12 units (22 total).  I'm not sure how much larger he manages.

@Shai Neubauer  Sorry to pick on you, but you are actually using HU.  I'm still wrestling with the PM charge.  I assume it is 1% of the purchase price / mo.  That would equal 10% of rents collected if the 1% rule is in effect and all rents are collected each month.  You would loose when you have a vacancy, but you might win if there is no charge for placing a new tenant.  Are you collecting more, less, or equal to 1% of the purchase price?  Did you get an A/B property?  

Does the 1% include maintenance?  If so, that would give you a very steady cash-flow.  Are there any adjustments for vacancy?

@Chad Gibson Check your library for NOLA legal books.  They have one for landlords and one for tenants.  They should have one for real estate agents.

REI meetings can be a great education, but don't put too much faith in the ones that want to sell you something. You'll learn about myriad alternatives to buy&hold or flipping plus meet people who will gladly explain their specialties. Again some are real and some are just talkers.
