I have a deal in Canal Winchester/Columbus Ohio that is a 3 bedroom 2.5 bath 2 story home in good neighborhood built in 1996. The owner owns it free and clear. He is open to any ideas i can come up with to finance this property. He is asking 72k wholesale its worth 115k retail. With 15k in repairs. He is even willing to let me pay for repairs no money out of pocket to buy house with a first mortgage note as security and when we sell property we split profits. Could i possibly get a loan or something and make them first lein holder or and just pay them back when house sells?

Hi bigger pockets family. My name is James and im interested in finding tenants for my properties through transitional housing helping homeless, or recent parolees, or mentally disabled people. I have a few properties but dont know where to find these types of tenants. Any info would be greatly appreciated. I have properties in Ohio.

Thanks everyone for your posts. At first I was a little overwhelmed but I understand you guys are just trying to help.

My plan is to get them repaired then sold on land contract notes then sell to a note buyer or refinance for a cashout. Unless I can sell them conventially.

Sorry for no clarifying but in order for the seller to finance these units so cheaply he wants a percent of the profits also.

The numbers are actually conservative i had 2 bpo's stating i could get 79k-89k

The seller has too much else going on so he isnt worried about this project. Its small potatoes compared to his other projects. The condos are 4 units attached to each other so im going off other comps nearby of similar square foot properties

Hey Everybody I just got a seller to finance me 4 condo units worth 70k ARV each at 15k each. They need 10k in repairs each. Does anybody have any ideas on how i come up with the money for repairs or know anyone who does joint ventures for a profit share or equity split

Hey Everybody been part of BP for a while but have never posted any questions. But could really use some insight on a deal im working on. Its a 4 unit rehab project but all are seperate deeded properties that can be sold seperatly. The properties are owned free and clear but would like some ideas on how to leverage them to cover the repair cost i really only need financing of about 10k for one unit to bring the value up to 75k and then i could refi this one use. Thanks for any ideas James
