There are policies which can cover a property under rehab, and policies which can cover only the out-of-pocket dollar investment (including rehab cost dollars) on a property.  The second type not intended to be a replacement policy, but only to insure your investment in the property.  Long-short of it, I agree with Bob.  When you are the bank, you should always require the borrower to obtain some type of policy to cover your investment, naming you or your business on the policy as beneficiary.

We have a really nice property located in Hyndman, PA.  This is near Cumberland, MD and Bedford, PA.  We are looking to rent.  Does anyone have a recommendation about an excellent property manager in this area who can rent a house in Hyndman, PA?  Please let us know.  We would like to weigh our options on renting this house.

We are reviewing our current strategy for a house we completely rehabbed in Hyndman, PA.  Thinking about the possibility of turning it into a rental verses selling.  We do not know any property managers in that region of Cumberland, MD or Bedford, PA.  Any highly recommended property management referrals from this area of PA?

Ali, you are correct about inventory, especially around Charlotte.  Things have stiffened over the past couple of years.  Things are still possible, but you do have to have patience. 

Quick question for both Ali and Torey.  Are you interested just in owning the property?  Or do you also have interest in owning the paper?  We are starting to connect with more performing paper assets in the Charlotte market.  Performing paper may be an alternative cash flowing investment to low brick-and-mortar inventory.

We were looking into establishing a portfolio loan for a couple of rentals, and ran into a snag because properties are in different states.

Does anyone know a nationwide portfolio lender, who will lend on a portfolio of 2-3 properties, in different states, specifically AL, PA and SC?

I have been trying to work through the BP postings before submitting this one, but I am having a hard time filtering to find the lenders who may be able to meet this criteria.

Any input is greatly appreciated.
