The rent stated in the heading is incorrect.  There is a lease in place to expire September 2016 at $550/month.  Apologies but I do not see a way to correct the heading.

The first set of numbers appears to be a hard-money loan.

The second set of numbers we are not clear on since there do not appear to be any loan terms.

And yes, lower LTV would be better for the lender.

Thanks to everyone who has replied so far.  I like a good discussion as much as the next guy, but one thing I don't want to provoke are ill feelings among BP members.  I feel maybe at this point I would like to go back to my original post and re-focus on my question.  Honestly, we have properties and we would like to know if this is a good direction to go in finding buyers.  So going back to my post:

Has anyone ever dealt with these companies/groups who advertise "we buy houses for cash"?  Not only dealt with them, but actually closed a deal with one of them?  

I am wondering if they are truly worth the time for a distressed property.

Any insights?

Remodeled in 2015.  Under management.

Repainted interior, new vinyl flooring in kitchen and bath, new interior and entry doors, new security doors, new HVAC, new wiring, new plumbing, new hot water heater, new lights, new appliances, exterior paint on trim/windows/foundation, washing machine/dryer connections moved to basement to create more room in main living area of house.

Mike, you said it so well.  We deal in partials as well and have been for a couple of years now.  The contract is key, which is why, as you say, have it reviewed by legal, or use contracts which have been created by those who have been legally and successfully dealing in partials for many years.  Notes can be a challenge for newbies.  They should get educated before diving blindly into this arena because it can be done wrong.  But I will also say, it is a very interesting area of investing which we enjoy very much.  Kudos to your explanation.
