Looks like you are in great position to invest. Perhaps look at renting a place where you want to live and put your windfall into a commercial property or team up on a much larger deal.

You say you can't shut off the utilities. Au contraire, you can turn off the water at the street and lock it. You can have an electrician come and pull the power supply to the house. You can play obnoxious music at ear splitting decibels until the cops come to tell you to turn it down. You can stay there with your mother and watch everything they do. If you make it uncomfortable you may change their minds.Or offer them money to leave.

Let them sell it. It doesn't sound like your an experienced property manager, hence "or even for me to deal with it." What makes you believe you have the skills to add value to the business? Why should they hand it over to you?

Well you can cut costs on materials and everyone will know, or you can do the work yourself and maybe people won't notice. I suggest Youtube and making some friends at the Home Depot.

You waited a long time. I admire the persistence. You can always use tax records to find owners. Then reach out as soon as you are interested. The worst that can happen is they don't respond. At best you have a lot of leverage and the home doesn't sit empty and decay.

My advice don't put in a pool. If you buy a rental property with a pool, fill it in. Talk to some attorneys about litigation surrounding pools.

Don't buy a "home" until you have to. Renting is not throwing away money it is buying options. If you are buying right and need to move, no worries. You have flexibility with capital.

Yes and attorneys will be replaced by AI as well. AI is a tool but it cannot hold someones hand. People are dealing with the largest financial transaction of their lives. They want an experienced person on their side fighting for their interests. Otherwise people wouldn't use agents now. The market is wide open you can buy and sell a property without an agent the legal forms and contracts can be downloaded on the internet, why wait till 2025?

This has to happen QE cannot last forever. The market is strong and so is the economy, people just have to understand that non existent interest rates will not continue.

All the liens and expenses (agents, closing costs etc) will be listed and paid during the settlement process what is left is yours. Property - liens - expenses = Profit . Whether you get a majority of the money depends on the amount of equity you have in the home.
