You forgot the most important detail. Do you want it? How does the math work at the two different price points? If you want it buy it; at least now you know somebodies opinion of the value. If you don't want it or you will feel cheated don't buy it. Nothing will ever get that taste out of your mouth if you feel misled from the beginning.

You need to find yourself a contractor and make friends. You apparently knew about these problems when you purchased the property so did you factor them in and now you are second guessing yourself?

Looks good, I would have asked the insurance how the floor of a tub breaks like that "over a period of time."

Leverage is your friend. Don't pay off your home, buy income producing properties and never look back.

The answer is not the town its the deal. There is cash flow everywhere you just have to find the deal.

Is this a trick question? Leverage some of the properties or sell them. Save some of the rental income and use that.

Two things are certain death and taxes. Talk to your parents and a good CPA and see if a 1031 exchange could help with the tax problem.

The emails look real because in some cases they are. The criminals get inside computer systems and send real emails with real info but wrong instructions. Block chain is the new hope but nothing is solid yet. People should physically go to their title company if they are able.

The moral of this story is check all the facts before you purchase anything. 

Also pros don't discount if somebody offers a quick discount then its a red flag.

You should be mad at your agent. Part of being the sellers agent is helping the client evaluate offers. As far as what to do now, empty it and sell it. Most investors don't want to inherit tenants.
